The foot traffic in the neighborhood seems pretty steady.  During the week people commute to work on foot and bicycle.  Weekends, the park in the square down the street draws people out in nice weather.  The nearby bike tour company starts and ends their group tours of the city from there as well.  Local tourist spots and hotels have people walking around in bigger numbers on the weekends.  I spoke with the bartenders at the hotels and the Pirates’ House, and they confirmed their big shifts are over the weekends.  This tourist trap draws a good mix of families and couples with their Treasure Island themed decor, but their bar is a great place to have a drink.  The neighborhood restaurants and cafes are pretty steady through out the week with college faculty.  College faculty seem to be what keeps the coffers full around here.  The bartenders I work with like going to a favorite dive called Abe’s On Lincoln.  If they want to have a nice cocktail, they’ll venture out to Artillery or the Alley Cat Lounge.  They’ve all been to the bar at the Pirates’ House and enjoyed it.  Savannah has a decent amount of craft cocktail joints that all seem to be executing at a high level.  So there is one reason for pause, but none are in my immediate neighborhood.  But they do tend to draw a healthy dose of tourists and college students.  So if my concept can cater more to the college faculty set and filter out the students, aka no beer or shot specials and don’t offer energy drinks, then maybe I could capture a different crowd.  An older, more local crowd may squeeze out a heavy reliance on tourists.  I still feel good about this location and my concept’s ability to draw customers.  There may be something here, Anthony.
