Location, Location, Location

Ms. Knight,

 

I looked over the properties you recommended to me and have a few thoughts.  The property on Congress St. is well located with Ellis Square and City Market just down the street.  However the space has an art deco interior design filled with elaborate wooden scrollwork along every wall and a bunch of ornate fixtures left in place.  The bar’s location and layout are counterintuitive to what I’m trying to achieve.  I’m worried it would cost too much to renovate and overhaul the plumbing for sinks and washers.  The second location off Waldburg and Jefferson seems too tucked away to garner any consistent foot traffic, though the space seems much more in line with what I want.  The other one along Bull is great and the rent seems to be more than reasonable.  The issue I have with it is that it is too close to a college campus.  I don’t want a college bar.  If I were to open that close to one with no other bars in sight it would by default become one.  I didn’t move down here from New York to open up a college bar featuring daily drink specials and having to card everyone that walks in.  Let me know of any other spaces you think may fit what I’m looking to build.  I appreciate any feedback or information you can pass along to me.
